Exclusive Insights into the Hafenpark Quartier Frankfurt

In Frankfurt’s Ostend, in the direct vicinity of the European Central Bank, a new modern urban quarter is currently being built, the Hafenpark Quartier, consisting of several building components and two luxurious residential towers. At the invitation of Ballwanz Immobilien, SKYLINE ATLAS was allowed to visit the construction site of HPQ Living in advance and get an idea of the large-scale project.

The location of Hafenpark Quartier is unique. In the immediate vicinity of Frankfurt’s city center, the location also offers ample local recreational opportunities thanks to its position on the Main  and the directly adjacent ECB Park. Frankfurt’s Ostend used to be a traditional working-class neighborhood and has been transforming into an attractive and popular residential area at the latest since the European Central Bank moved in.

Hafenpark Quartier can be divided into a total of 5 different sections:

1. HPQ Living – Condominiums, penthouses and townhouses.
2. Scandic conference hotel
3. Max & Sophie – Rental apartments
4. HPQ Offices – Offices
5. Waterfront – Hotel on the Mainspitze

The HPQ Living

In HPQ Living, which we visited, 288 high-quality condominiums are being built with views of the Main River and the Frankfurt skyline. In the midst of HPQ Living there will be an approximately 5,000 square meter landscaped courtyard with over 100 trees. This will be completely enclosed by the surrounding building sections and will thus be exclusively available to the residents of the quarter as a private park. The triangular shape of the residential towers will allow a view of the courtyard from every apartment. The inner courtyard will be designed with slight hills, a variety of greenery and a well thought-out tree concept. The design for this comes from the office Bruun & Möllers Landschaftsarchitektur.

The 5 components of HPQ Living

The two residential towers of HPQ Living will have a high-quality aluminum facade with built-in loggias for the apartments. The base building, on the other hand, will have a light-colored natural stone facade. In total, HPQ Living will consist of five buildings that merge into one another, with the two residential towers forming the center of the ensemble. The western tower, T2, is just under 60 meters high at 16 stories, while the neighboring T1 is slightly lower at 14 stories.

On the top floors of the residential towers, there will be two penthouses each, with apartment sizes ranging from around 190 to 225 square meters. Each penthouse will have its own spacious roof terrace, from which there will be a view of the European Central Bank, the Frankfurt skyline, the Main and the Taunus. The apartment sizes in the penthouses of the residential towers have 3 rooms and face south. In addition, there will be further luxurious penthouses on the HPQ Garden Side and HPQ East Side components.

On the middle floors of the residential towers (HPQ High Side) there will be six apartments per floor, all with their own loggia set into the facade. The apartments’ sweeping floor plans are special: the spacious living and dining areas always face outward, while floor-to-ceiling windows ensure light-flooded rooms and varied perspectives of Frankfurt and the Main. The apartment sizes on floors 3 to 13 and 14 vary between 2 and 4 rooms and 56 to 124 square meters.

Below the two residential towers will be the HPQ River Side area. Eleven townhouses, i.e. terraced houses with access to the green inner courtyard, are currently being built there. The townhouses will have two floors and range in size from 121 to 160 square meters. In addition, each has a basement or cellar. The townhouses will also have loggias overlooking Main.

HPQ East Side forms the eastern section of HPQ Living. There will be 2- to 3-room apartments as well as penthouses. The first floor apartments will also have access to the landscaped courtyard. On the roof of HPQ East Side, there will be a roof terrace of approximately 256 square meters, which will be available to all residents of HPQ Living. This can also be rented by HPQ Living residents for events or other celebrations.

The HPQ Garden Side will have different uses: Downstairs townhouses with their own entrance area and access to the courtyard – upstairs floor apartments with balconies and two duplex apartments.

HPQ High Side will have a foyer with concierge services for all residential areas. To prevent the apartments from heating up in summer, the HPQ High Side will have built-in cooling systems and transparent solar shading.

Completion of HPQ Living is scheduled for early 2024. In the HPQ Garden Side and HPQ East Side areas, facade work is currently taking place. In addition, the interior finishing of the various components has begun. The Lupp Group was responsible for the shell construction, which has already been completed. Drees & Sommer was commissioned to provide technical and economic construction consulting services. Ebener was responsible for the facade work on the residential towers, while Hofmann is responsible for the natural stone facades. The project developer of HPQ Living is the B&L Group, Ballwanz Immobilien is responsible for consulting and sales. The architectural design of the new quarter comes from the pen of Hadi Teherani. Those interested in apartments can get advice on site in Ballwanz‘s showroom every Wednesday from 3 to 6 p.m. and on Sundays from 12 to 4 p.m.

In total, the Hafenpark Quartier consists of 5 construction phases. The first construction phase with the name Max & Sophie was already completed in 2020. The Scandic Conference hotel is still scheduled for completion in 2023. Construction of the Waterfront Hotel and the Office Campus has not yet begun.
