T8 is a 68 meter (225 feet) high office block that was built in 2016 and is located in Frankfurt’s Financial District. The building name T8 is derived from the address Taunusanlage 8. The T8 tower is located next to Marienturm in the first row at Wallanlagen, a ring-shaped green area around the city center.

Location

The T8 site was one of the first plots to be rebuilt after the destruction in World War II. Up until 2013, there were originally four buildings on the Taunusanlage 8 property, including a transformer station by the energy provider Mainova. While the other buildings were being demolished, the substation was preserved and the T8 tower was partially built over it.

Architecture

The 17-storey office building consists of clearly defined structures. The staggered heights refer to the surroundings with defined setbacks. The T8 skyscraper has a facade made of light thrush rock and bronze anodized window profiles. Two green terraces seek dialogue with the tree-rich Taunusanlage park.

T8 is characterized by openness and transparency: through a natural stone portal, visitors enter the 17-meter-high glazed lobby (56 feet). The natural stone guide material is also continued on the inside – thanks to a large-format, light limestone covering. The façade includes window elements from Schüco.

Tenants

T8 covers 29,163 square meters (313,907 square feet) of gross floor space. Structurally, it is characterized by divisible office space for small tenants as well as individual and combination offices and also offers so-called “open space” solutions, in which an employee is not tied to a specific place in the building.

Main tenants are the law firm Linklaters, the industrial insurer FM Global and the coworking provider Wework. Most of the office building is now rented.

The property is managed by CREDIT SUISSE ASSET MANAGEMENT Immobilien Kapitalanlagegesellschaft mbH.

Planning History

In an architecture competition, the designs by the architecture firm Novotny Mähner Assoziierte and schneider+schumacher were awarded equal prizes; in August 2010 the revised design was selected by Novotny Mähner Assoziierte and further developed by the architecture firm msm meyer schmitz-morkramer.

Credit Suisse had originally considered the construction of a building about 150 meters high, but was not able to assert itself with Edwin Schwarz (CDU), who was the head of planning at the time. He justified his decision with the fact that a much higher tower would have exceeded the urban planning standard at the Taunusanlage. Nevertheless, the construction of a building up to 210 meters high (project Marienturm) was permitted on the directly adjacent properties at Taunuslanlage 9 + 10.

Status June 2019: Mirae Asset Global sells the T8 skyscraper for EUR 400 million. Wirtgen Invest is being hunted down as an investor.

Status June 2017: South Korean Mirae Asset Global Investments Co. buys T8 for EUR 280 million from the portfolio of the CS Euroreal settlement fund from Credit Suisse. Around two thirds of the office space is vacant.

Status October 2016: Construction of the Taunusanlage 8 high-rise is finished. At the same time, the Linklaters law firm moved into the building as the main tenant. Linklaters occupies around 10,800 square meters (116,250 square feet) of gross floor space there.

Status June 2015: In a report of Offenbach Post, Jürgen Reissfelder, Managing Director of Credit Suisse Asset Management, said that the cost of the new building was around EUR 100 million – including the demolition of the previous buildings.

Status October 2012: The building permit for the Taunusanlage 8 office tower was granted. However, the location is not listed in the 2008 high-rise master plan, which actually contains all the new high-rise locations planned by the City of Frankfurt.
