One of the currently largest project developments in Frankfurt, the HARBOR PARK QUARTER, will start the next construction phase with the topping-out ceremony for the premium residential project HPQ LIVING on September 15, 2021. The mixed-use quarter for which the Hamburg project developer B&L Gruppe (lit. “B&L Group“) is responsible is being built in the City East near the ECB and the banks of the Main river. The total volume for the HARBOR PARK QUARTER is around 1.5 billion euros. An office complex, two hotels, which will be completed in 2023 and 2026, as well as various retail spaces and social facilities will be built here by 2025. Rental apartments were already completed in May 2020. Overall, the HARBOR PARK QUARTER has a gross floor area of 180,000 square meters. With the four-part premium residential property HPQ LIVING, with the two 60-meter-high residential towers, a building ensemble is being created that will redefine the Frankfurt skyline. A total of 288 modern condominiums and spacious townhouses are being built in the HPQ LIVING. A special feature is an approximately 5,000 square meter, park-like inner courtyard with 100 trees and a 250 square meter green roof terrace. Completion is planned for 2023.
“With HPQ LIVING an extraordinary premium residential project is being created within the HARBOR PARK QUARTER, which is characterized by its unique location and the various influences that result from the proximity to the city center, the ECB and the banks of the Main river. For several years now, Frankfurt-Ostend (lit. “Frankfurt East End“) has been experiencing a change from a former industrial location to a business and nightlife district and a popular residential area. Here we see how modern district development gives a district a new, exciting identity. We are proud to let the HARBOR PARK QUARTER grow a new piece of the city, the heart of which has a landmark character with HPQ LIVING, ”explains Thorsten Testorp, managing partner of B&L Real Estate GmbH.
Using a gross floor area of around 39,000 square meters, HPQ LIVING is consisting of a total of 288 apartments in ranges of 38 to 238 square meters, including 266 condominiums with two to four rooms and 11 townhouses with up to five rooms, spread over two levels. Almost all apartments have loggias, balconies or terraces. The prices per square meter are between 9,500 euros and 19,000 euros. A further 11 exclusive penthouses in sizes from 62 to 433 square meters with their own roof terraces will be built on the top floors of the individual buildings.
The building ensemble consists of the four components EAST SIDE, RIVER SIDE, GARDEN SIDE and HIGH SIDE, which connect to one another and form coordinated lines of sight. The heart of HPQ LIVING are the two 16- and 14-storey, pebble-shaped, 60 meter high premium residential towers HIGH SIDE. Due to projections above the connecting base element, the HIGH SIDE residential towers with their arched window fronts slide optically in the direction of the Main river, creating the impression of floating. The rounded building front with floor-to-ceiling windows allows many apartments to simultaneously create views of the Main river, the ECB and the city skyline. The center of the building ensemble is an approximately 5,000 square meter, park-like tree grove with around 100 trees and various relaxation areas in the inner courtyard for communal use. In addition to the private loggias, balconies and terraces, a 250 square meter communal roof terrace is available to the residents. A two-storey underground car park offers space for 245 parking spaces, a large part of which will be equipped with e-mobility. There are around 870 bicycle parking spaces around the project.
