The Tallest Residential Building in Germany
Grand Tower is a turning point in the German market for high-rise buildings. Grand Tower became Germany’s tallest residential tower in 2019 with a height of 180 meters (590 feet). Grand Tower stands out against everything that has previously been built in Germany in terms of residential towers.
Originally, a height of 172 meters (564 feet) and 48 upper floors (ground floor plus 47 upper floors) were originally approved for the Grand Tower. Later three technical storeys increased the total number of storeys to a total of 51 floors today. At a height of 172 meters there is a private viewing platform. The exact height of the Grand Tower is 179.9 meters (590 feet). The construction of Grand Tower started in February 2016 and the completion took place in June 2020.
Location
Grand Tower is located close to Mainzer Landstrasse in the Gallus district. Grand Tower is located adjacent to the Skyline Plaza shopping center and forms an entrance area to the European Quarter. The skyscrapers The Spin, EDEN and ONE were built in the immediate vicinity by 2022. These buildings make the European District next to the Financial District the second high-rise cluster in Frankfurt. By 2024, the underground subway station Güterplatz will be built directly in front of the Grand Tower.
Architecture
Due to its architecture and technology, Grand Tower has already won several property prices, including international ones. The slim building shape in combination with the large, floor-to-ceiling window fronts creates illuminated floor plans. This design of the facade, reminiscent of honeycombs with the large window fronts, not only enables airy and bright living. It also offers impressive views: towards the east of the Financial District skyline and towards the west of the Taunus hills.
On all floors, loggias, balconies or terraces belong to the apartments, whereby the honeycomb structure also ensures privacy, wind and sun protection. Grand Tower was deliberately designed in such a way that pure north-facing apartments are not created, ensuring a high level of living comfort in every location.
Usage
Grand Tower comprises 401 condominiums. The average price for the apartments is 8,700 euros per square meter, the maximum price is up to 19,000 euros per square meter for a penthouse. Depending on the floor, size and equipment, the purchase price range is between 634,000 and 8.36 million euros. The financing partners of the developer GSP Städtebau are BayernLB and HypoVereinsbank.
Social or middle class apartments do not exist in the high-rise tower. At a height of 141 meters (43rd floor) there is a 150 square meter “sunset deck” for the residents.
Planning and Construction
The tower was designed by Magnus Kaminiarz & Cie and developed by GSP. Gemünden Bau acted as a construction company, building their first skyscraper in Frankfurt. The structural work was carried out by the Ingelheim based family company Karl Gemünden GmbH & Co. KG. The interior design was done by Studio architects. A quarter of the apartments was sold before construction began, and almost all apartments were sold at the beginning of 2018. The topping-out ceremony was celebrated in September 2018. The construction work was finished in summer 2020.
Status May 2020: The cranes at the Grand Tower construction site have been dismantled.
Obituary for April 2019: The architect of the Grand Tower, Magnus Kaminiarz, has died.
Status February 2018: The Grand Tower is beginning to become visible in several parts of the city from far away (for example, you can now see it from the Main river shore).
Status August 2017: The staircase structure has been erected up to the 10th floor. The first three floors are currently being built.
