Paulus Immobilien from Grünwald (Bavaria) is building an office and commercial high-rise building in Frankfurt’s European District. The company has acquired a 6,800-square-meter site at Europa-Allee, on the corner of Pariser Strasse. The seller is Aurelis Real Estate. On the site directly opposite the Praedium high-rise, a 60-meter-tall building and another seven-storey building are planned. The total amount of space is 40,000 square meters (430,556 square feet) of gross floor space for both projects.
In the meanwhile, the property company Paulus has launched an architectural contest for the combined office and hotel complex. Six different architectural firms were asked to draw up designs for a closed invitation to tender. The winner of the architectural competion is Eike Becker Architekten from Berlin. The project is developed by UBM Development AG from Vienna (Austria).
The area is so far known under the project name Baufeld 43 (plot 43) and was, until 2016, the location of a miniature golf course operated by Aurelis. The planned complex will flank the eastern side of the Europagarten together with the residential high-rise Praedium.
The original location of the Frankfurter Allgemeine Zeitung in Frankfurt’s Gallus district is being redeveloped under the name Hellerhöfe by a quartet of investors in which the publisher of the newspaper is involved.
Planning and Construction
Status September 2021: The topping-out ceremony took place on September 9, with the participation of numerous guests and decision-makers from the real estate industry.
There were also representatives from Paulus Immobilien, UBM Development, and the architect of the FAZ Tower, Mr. Eike Becker (see photo).
As of November 2020: HanseMerkur Grund Vermögen AG from Hamburg has acquired FAZ Tower for 196 million euros as part of a forward deal. In this real estate transaction, the law firm Reius (Hamburg) worked for the buyer HanseMerkur and on the other side GSK Stockmann (Frankfurt) for UBM and Paulus. Deloitte (Munich) advised the sellers on tax matters. The contract was notarized at notaries at Gaensemarkt (Hamburg) under the leadership of notary Dr. Andre Vollbrecht.
Status September 2020: The official laying of the foundation stone of the FAZ Tower took place on September 9, 2020 in the presence of Volker Bouffier (Minister President of the German state of Hesse) and Peter Feldmann (Lord Mayor of Frankfurt).
Status February 2020: Since at least four months there has been no construction going on.
Status March 27, 2018: The Frankfurter Allgemeine Zeitung newspaper (FAZ) intends to accommodate up to 1,000 employees in the office tower presented here. Only a few hundred meters from their current headquarters in the Hellerhofstrasse, the new location of the German national daily newspaper will be headquartered. The FAZ was previously searching for alternatives because of the outdated and oversized premises at the Hellerhofstrasse. The high energy costs and a need for renovation in the amount of 60 to 80 million euros forced the plans. The planned office tower on the construction site 43 is expected to be ready in early 2021, according to a FAZ press release.
Status November 2017: The design of the tower has been revealed.
