The OmniTurm is the pioneer of a new trend. It is situated in the middle of the Financial District and was completed in winter 2019. It is the first skyscraper with real multi-use in Germany, as it contains office, residential and public areas. The foundation stone for the 46-storey OmniTurm was laid in 2016.

A combined pile and slab foundation was used in the ground during the construction of the OmniTurm. More than 50 piles with lengths of up to around 27 meters support the high-rise. At the same time, they prevent the horizontal inflow of groundwater to the excavation pit.

The building comprises more than 43,850 square meters of class A office space, approximately 8,175 square meters of modern residential space, and more than 1,579 square meters of publicly accessible space. The high-rise building offers flexible and efficient spaces with state-of-the-art functionality that meet the requirements of modern and larger tenants, as well as catering for urban residential tenants in every respect. Also, OmniTurm achieved the LEED Platinum certification.

OmniTurm is intended to be a dynamic technology start-up center with creative office and co-working areas, as well as a cafeteria and event hall. The mixture of traditional office halls and younger start-up users fill this high-rise with an active business life and mark a trending change in the area of mixed-use properties for Frankfurt. Other facilities include community areas, bicycle parking, charging stations for electric vehicles and restaurant facilities. There is also direct access to the newly-built park and Plaza areas right next to the building.

OmniTurm is easily accessible by public as well as private transportation and it is directly opposite of TaunusTurm. Thanks to its location in the middle of the banking district, OmniTurm is surrounded by a variety of retail, gastronomy and cultural facilities. Also, the four upcoming skyscrapers of the FOUR Frankfurt complex are directly bordering the OmniTurm site.

OmniTurm was originated by project developer Tishman Speyer and was sold to the Hausinvest fund managed by Commerz Real. The architecture was carried out by Bjarke Ingels Group (BIG). The statics are provided by Bollinger + Grohmann, the construction company is Adolf Lupp, and the elevator manufacturer is Schindler.

During our visit of OmniTurm, we also visited two model apartments on the 16th (15. OG) and 22nd floor (21. OG). The apartments there can only be rented and not bought. According to a resident, tenants are mainly people between 30 and 50 years of age and a great neighborhood has now built up there.

Our editors were delighted: When we stood on a balcony of an OmniTurm apartment, we felt like we were in another city because of the density of the surrounding skyscrapers: We honestly had a New York feeling!

A novelty for Europe: Since OmniTurm has reached a height of 100 meters (328 feet), the intersection corner Neue Mainzer Strasse/Grosse Gallusstrasse is the first street intersection in Europe, with high-rise buildings of more than 100 meters height at each corner. Next to OmniTurm the skyscrapers TaunusTurm, Japan Center, and Global Tower are located at this street crossing.
