The project developer OFB has bought the Eschborn Technical Center (Technisches Zentrum Eschborn) from Deutsche Bank. The building complex is located next to freeway 66 in the Eschborn South Industrial Park. OFB Projektentwicklung is a subsidiary of the bank Helaba.

In the medium term, OFB Projektentwicklung GmbH is planning to develop an office campus on the approximately 31,000 square meter property that meets the requirements of users and investors for future-proof workplaces and sustainable office buildings. The Frankfurt-based project developer is currently examining various scenarios, from a revitalization of the existing building to a new construction with several structures. The development volume could be more than 400 million euros. The parties have agreed not to disclose the purchase price for this property transaction.

The building stock at Alfred-Herrhausen-Allee 16-24 includes a 20-storey office building and smaller ancillary buildings with a rental area of ​​around 60,000 square meters as well as an underground car park with around 700 parking spaces. Due to the walking distance to the S-Bahn station “Eschborn Süd” (Eschborn South), the property is very well connected to public transport. Frankfurt Central Station can be reached in less than 15 minutes by public transport. There is also a connection to long-distance traffic via the nearby A66 motorway.

The redesign of the property is expected to start in 2025. “Our vision is a modern and sustainable office district. We focus on energy efficiency, open spaces with a high quality of stay and lots of green, ”says Klaus Kirchberger, Chairman of the Management Board of OFB, outlining the future concept. “Due to the excellent location and visibility, the area has great potential. The location is suitable for large international companies as well as for medium-sized companies. We look forward to pushing on another project in Eschborn. ”

The real estate consultancy CBRE acted as broker for the transaction. The law firm GSK Stockmann Rechtsanwälte advised OFB Projektentwicklung on legal issues.
