Drei Horizonte is a high-rise residential building consisting of a total of three components in Frankfurt’s City Ost near the Ostbahnhof station and the European Central Bank. The residential development comprises a total above-ground gross floor area (GFA) of 27,600 square meters. The new building was formerly developed under the project name Schwedler Trio or Great East. The three properties include two seven-story buildings and a sixteen-story high-rise. The buildings are located on a vacant lot at the corner of Ferdinand-Happ-Straße and Gref-Völsing-Straße.
The architecture of Drei Horizonte comes from the offices of Stefan Forster Architekten (component E1), Ortner & Ortner Baukunst (component E2, high-rise) and Karl Dudler Architekten (component E3). These architectural firms have designed the adjacent Schwedler-Gärten (“Schwedler Gardens”) together in the past for project developer Max Baum.
A total of 208 freely financed apartments are to be built on an area of around 15,400 square meters as part of the Drei Horizonte complex. An additional 8,990 square meters (95,691 square feet), or 30% of the total project, are earmarked for subsidized housing and a day care center. These are realized directly next to the railway line on behalf of ABG Frankfurt by Max Baum. In addition, more freely financed rental apartments will be built in this northern building on a gross floor area of approx. 3,310 square meters (35,628 square feet), which will remain in Max Baum‘s own portfolio.
The Munich project developer ISARIA Wohnbau AG is celebrating its debut in the Main river city with the Drei Horizonte. Together with ABG Frankfurt Holding and project developer Max Baum, the Munich will realize a total of 270 apartments in the Drei Horizonte complex, which is next to the Schwedler Carré completed in 2018.
The consulting firm Jones Lang LaSalle brokered the transaction as part of an exclusive mandate. ISARIA received legal advice from the law firm Kucera Rechtsanwälte. Max Baum Immobilien GmbH was advised on the development by the law firm bhp Bögner Hensel & Partner.
Crazy: At first, the apartments in the Drei Horizonte were supposed to be sold by ISARIA Wohnbau AG (the original client) – notarial purchase agreements were even concluded. Then the client changed his mind due to a new ownership structure and bought the apartments back in order to keep them – before they were actually constructed!
Completion of the highrise tower is expected in the mid of 2022. The surrounding buildings part of the complex will be finished in 2021.

Planning and Construction
Status November 2022: Isaria München Projektentwicklungs GmbH has successfully completed the Drei Horizonte new construction project. Currently, the goal is to achieve gold certification from the German Sustainable Building Council (DGNB).
Status November 2021: The structural work on the high-rise was completed by the construction company Jökel at the end of November 2021. It is the first high-rise project for the contractor from Schlüchtern, Germany.
As of August 2021: The construction project was renamed from Great East to Drei Horizonte (lit. Three Horizons).
Status January 2020: The construction work on the Great East project has started.
