In the Kaiserlei district of Offenbach, THE STACKS is a new building that combines modern offices with communal and event areas and strives for special standards of sustainable management. The office project at Strahlenberger Strasse 127, in the immediate vicinity of the Main River, comprises approximately 24,900 square metres of gross floor space and is scheduled for completion in 2024. The Berlin-based Project developer DKW Deutsche Kapitalwert AG has announced the start of sales in June 2022, with leasing being handled by Frankfurt-based blackolive advisors GmbH.
The eleven-storey office building was designed by Eike Becker Architekten and will include flexible and adaptive rental units. It consists of three cubes stacked on top of each other, whereby the loggia on the sixth floor will offer a view of the surrounding area and the Kaiserlei-Quartier. THE STACKS will also be characterised by the use of sustainable building materials and regenerative energies as well as extensive greening. In this context, certification by the German Sustainable Building Council (DGNB) is also being sought.
The façade of THE STACKS will consist almost entirely of windows and of three staggered building volumes stacked on top of each other. In line with the “everything-in-one-place” principle, the building offers an integrated gym, a green roof terrace and, on the ground floor, a restaurant for employees and a small café. Other features include:
- a bicycle workshop
- 90 electric parking spaces
- a conference area on the ground floor
- additional terrace area on the 8th floor
The concept is to be supplemented by an in-house THE STACKS app. In future, it will be possible to book a parking space, view the restaurant’s menu or use car, bike and scooter sharing services.
In the course of the extensive work around the Kaiserleikreisel traffic junction, the city of Offenbach has also had Strahlenburger Strasse renovated and extended.
On the neighbouring property of THE STACKS, at Strahlenbergerstraße 123, an eleven-storey office building with around 30,000 sqm of gross floor space is to be realised from 2024 onwards on behalf of the real estate family office Black Milan and the real estate developer Nox Capital – also according to plans by Eike Becker Architekten.
