In the Kaiserlei district of Offenbach, THE STACKS is a new building that combines modern offices with communal and event areas. Special standards of sustainable management are being strived for. The office project at Strahlenberger Strasse 127, in the immediate vicinity of the Main River, comprises approximately 24,900 square meters of gross floor space and is scheduled for completion in 2024. Project developer DKW Deutsche Kapitalwert AG has announced the start of sales in June 2022, with leasing being handled by Frankfurt-based blackolive advisors GmbH. The building was designed by Eike Becker Architekten and will include flexible and adaptive rental units. It is further characterized by the use of sustainable building materials and renewable energy, as well as extensive greening. In this context, certification by the German Sustainable Building Council (DGNB) is also being sought.


The façade of THE STACKS will consist almost entirely of windows and of three staggered building bodies stacked on top of each other. In line with the “everything-in-one-place” principle, the workplaces can be customized to a high degree: For example, a gym integrated into the building makes it possible to get active during the lunch break. In addition, team meetings with a view of the Frankfurt skyline can be held on the green roof terrace. The first floor will also feature a restaurant for employees and a small café. Other features include:

  • A bicycle workshop
  • 90 electric parking spaces
  • A conference area on the first floor
  • Additional terrace area on the 8th floor
  • Displays on bus and train connections in the lobby

The concept is complemented by an in-house THE STACKS app. In the future, this will make it possible to book a parking space, view the restaurant’s menu, or take advantage of car, bike, and scooter sharing services, among other things.
