Hauptwache 1 in Frankfurt

SIGNA Real Estate has been developing a new office and commercial building at the former location of the outlet Sportarena at Hauptwache 1 since Summer 2022. The facade is designed to catch the eye and enhance the busy area around the Hauptwache, not far from the Financial District, with its extravagant appearance. The concept or design of the building was created by the Cologne-based architectural firm Caspar.

In contrast to its predecessor, the plans envisage mixed use. Retail and restaurant space is planned for the lower level of the building, while the basement will house an underground garage with parking for cars and bicycles. The building will also offer office space over four floors.

SIGNA expects that not only the Hauptwache, but also Friedrich-Stoltze-Platz will benefit from the diverse offerings of the building, which will revitalize the surrounding area. In addition, the building is to be deliberately shaped in such a way that it provides a view of St. Catherine’s Church and the square by means of rounded corners.

The building will be constructed in accordance with the KfW Efficiency House Standard 55 and will meet the highest sustainability standards with a holistic energy concept including a photovoltaic system on the roof and district heating. LEED Platinum certification is planned.

The roof of the new office building will feature lush greenery. Planted roof terraces provide a special lounge area with an impressive panorama of the Frankfurt Skyline. In addition to improving the urban climate and rainwater storage, this promotes biodiversity.

Status January 2024: SIGNA’s insolvency also affects Hauptwache 1. According to the Department of Planning and Housing, the shell construction work and subsequent securing work have been commissioned and financed. However, work on the façade and other finishing work has been suspended. However, the department made it clear that completion is intended and being pursued.

Status January 2023: An official building permit has been issued for the new Hauptwache 1 project. The underground demolition work on the existing building will be completed by March, after which the shell for the new structure will begin.
