With the CANYON, a new office project by project developer CV Real Estate is being built at Mainzer Landstraße 23 in the middle of the banking district. By 2026, a former existing property is to be converted into a 14-story office building with additional restaurant and retail space. A passageway through the building is also planned. The architecture is from the pen of the office KSP ENGEL. The CANYON follows the sustainability trend in the construction industry and will feature planted roof areas and a green facade.
The official building application was submitted in April 2022, and a building permit is expected in the fall of 2022. Upon completion, more than 30,000 square feet of office space is expected to be available. In addition, 95 parking spaces and 300 parking spaces for bicycles are planned. There will also be a sky garden as an open-space area for meetings and after-work events with a view of the skyline.
The CANYON can both reduce and absorb emissions. As a result, up to 2,000 kg of CO2 can be absorbed per year and nitrogen oxides can be reduced by up to 40 percent. The green roof structures and the green facade result in energy savings of approximately 10 percent. Particulate matter can also be reduced by up to 30 percent. The green roof gardens also fulfill the function of a water reservoir. On the one hand, this increases air humidity, and on the other, it reduces the ambient temperature by two to three degrees Celsius.
