In the eastern part of Frankfurt, near Ostbahnhof and the European Central Bank, a new residential complex will be built consisting of a total of three buildings. The residential development comprises a total gross floor area (GFA) of 27,600 square meters (297,000 square feet) and bears the name Great East (formerly project name: Schwedler Trio). The three properties comprise two seven-storey buildings and a residential tower with sixteen storeys. Location of the planned building is a vacant lot at Ferdinand-Happ-Strasse/corner Gref-Volsing-Strasse.
In the Great East, a total of 153 apartments are to be built on an area of around 15,400 square meters. An additional 8,990 square meters (95,691 square feet), or 30% of the total project, are earmarked for subsidized housing and a day care center. These are realized directly next to the railway line on behalf of ABG Frankfurt by Max Baum. In addition, 35 freely financed rental apartments will be built in this northern building on a gross floor area of approx. 3,310 square meters (35,628 square feet), which will remain in Max Baum’s own portfolio.
The Munich project developer Isaria Wohnbau AG is celebrating its debut in the city on the Main with the Great East. Together with the ABG Frankfurt Holding and the project developer Max Baum, the Munich will realize a total of 270 apartments in the Great East, which is next to the Schwedler Carré completed in 2018.
The consulting firm Jones Lang LaSalle brokered the transaction as part of an exclusive mandate. Isaria received legal advice from the law firm Kucera Rechtsanwälte. Max Baum Immobilien GmbH was advised on the development by the law firm bhp Bögner Hensel & Partner.
The start of construction is expected from 2019. Completion is expected by 2021.
