Bürohaus an der Alten Oper - Office Building at the Old Opera House - BAO Highrise Frankfurt managed by TSIM - Tishman Speyer

The Bürohaus an der Alten Oper (lit. “Office Building at the Old Opera” – short name: BAO) lies on the corner of the streets Neue Mainzer Strasse and Junghofstrasse in the Financial District. The office building was built between 1981 and 1984, is 89 meters (292 feet) high and certified according to LEED Gold. The 21-storey high-rise office building was designed by the architects Hubertus von Allwörden, Gerhard Balser, Roger Bundschuh, and Rolf Schloen. The building also has four recessed technical floors on the roof, as well as a large, multi-storey underground car park. The total rentable area of 21,000 square meters (226,042 square feet) is divided into 20,000 square meters (215,278 square feet) of office space and almost 1,000 square meters (10,763 square feet) of storage space.

Due to its location on the Wallanlagen, the Office Building at the Old Opera is visible from many points in the city center, for example from Opernplatz and Taunusanlage. The Westend, Goethestrasse, and the “Fressgass” can be reached within 2 minutes on foot.

The private driveway of the office building enables direct access to the building by car. In addition, a barrier system secures the access to the underground car park, which provides 268 parking spaces spread over two basement floors. The foyer, renovated in 2015, offers an entrance and lobby area with a ceiling height of almost 5.80 meters (19 feet) and a 24-hour reception. The property also offers a bicycle garage on site as well as green outdoor areas with a direct connection to the adjacent city parks.

Since the completion of the BAO office building, individual floors have undergone various renovation and modernization measures. The facade consists mainly of glass and light metal. In addition, a light metal cladding in front of vertical concrete walls contributes to the characteristic design of the office building.

The tenants of Bürohaus an der Alten Oper include in particular companies from the financial sector such as Bloomberg, the investment bank Lazard, the law firm Herbert Smith Freehills, and the Bank of Communications. The BAO was formerly known as the Citibank Highrise, as Citibank was the main tenant for many years. The property is now managed by Tishman Speyer Investment Management GmbH (TSIM).

The Eurotheum tower is on the opposite side of the intersection of the office property. Not far away is the vacant Sparkasse building and the plot of land planned for the new Helaba tower. Another new high-rise is currently in discussion in the direction of Opernplatz.
